How much does hoarding cleanup cost?

Every property is different, so we give a fair, fixed quote after a free assessment rather than a one-size-fits-all price. Cost depends on the size of the property, the level of hoarding, the volume of waste and whether deep cleaning or biohazard work is needed. We keep things affordable by recycling, donating and buying items of higher value to offset your costs — and there are never any hidden charges.

What is Level 5 hoarding?

Hoarding is often described on a five-point scale (the Clutter Image Rating). Level 5 is the most severe: rooms are unusable, exits may be blocked, and there are usually serious safety, hygiene and sometimes structural concerns. These properties need a careful, methodical approach with the right equipment and protective measures — all of which we’re experienced in providing, calmly and without judgement.

Can a hoarded house be saved?

In the vast majority of cases, yes. Even severely hoarded homes can be cleared, deep cleaned, sanitised and fully restored to a safe, liveable condition. We assess the property first, flag any repairs that may be needed, and work step by step to bring it back — whether the goal is to live there again, sell, or hand back a rented property.

How long does hoarding cleanup take?

It depends on the size of the property and the level of hoarding. A single room might take a day, while a heavily hoarded house can take several days or more. After our free assessment we’ll give you a realistic timeframe up front, and we’ll always work at a pace that feels manageable for you.

What happens to items removed from a hoarded property?

Nothing is thrown away carelessly. We sort everything, set aside anything of value or sentimental importance for you to check, and donate usable items to charity wherever we can. As licensed waste carriers we recycle and dispose of the rest responsibly — and we’ll often buy items of higher value to reduce your overall cost.

Will the work be kept private?

Absolutely. Discretion is at the heart of what we do. Our teams arrive in unmarked vehicles where you prefer, work quietly, and treat everything you share with complete confidence. Many of our jobs come through word of mouth precisely because we protect people’s privacy.

Do you work with families and support workers?

Yes — we regularly work alongside relatives, carers, social workers, mental-health teams and housing associations. We understand hoarding is a recognised condition, not a lifestyle choice, and we’re happy to coordinate sensitively with everyone involved so the person at the centre of it feels supported, not overwhelmed.
